Home came with a couple of spirits that took a minute to remove. Know that former resident passed away in the home in the back yard. This building was originally constructed as a kingdom hall church about 1972 and exempt from property taxes. Approximately 1991, it was sold to a trust of brothers, and zoning designated Residential, property taxes annually thus being assessed and paid. One of the brothers actually lived in the property (21 years), and without building/construction permits made internal alterations to the building; and ran a motor repair business during that time. He died in april 2012 and had vacated the property about 9 months prior due to illness. During the vacating the property was rented to a relative, but he also vacated the property due to incarceration on alleged drug conviction circumstances. The property was listed for sale vacant May 2012. [NOTE! Ogden city code enforcement inspector has inspected the property and is processing a significant violation of residential code complaint on the building. Allegedly this includes lack of proper egress windows for both kitchen and bedroom, as well as ventilation and possibly also contributions of internal alterations without building permits]. Allegedly the inspector has had assignment for the inclusive neighboorhood for up to 16 years time, but claimed to be unaware that a resident was living in the structure (resident living there for 21 years approximately). It is not to me known at this time what were the circumstances under which the county converted the building from tax exempt church/(commercial construction) to tax assessment residence without discovering/noting any code obvious concerns/violations until 21 years after the fact. Subsequent to the death of the resident (expiration not occurring onsite), the owning trust converted ownership to a new trust, with the oldest heir/son, who lives out of state, being the trustee, and placing the property up for sale. However given the serious code violation issues and the enforcement/inspecting power of the city, the current vacant status, it is a property/building in peril for purposes of sale and reresidence to new owner, given that the existing trustee (oldest son) has demonstrated complacency or inaction to inject capital funds and professional expertise to bring the building into property compliance with city code; making the property a danger/warning/caution factor to any potential buyer, and buyer be extremely beware. The city zoning will have their way, or perhaps the bulldozer its due, but being outed by the inspector, and vacant, it is certainly expected and obligated to remain vacant unless code violations are resolved to the city's satisfaction.
